Maintenance

How often should I service my AC in Florida?

Twice a year in Florida: once in spring before the cooling season loads up and once in autumn after it. In Oviedo the reason is local - live-oak canopy over the condenser pad, 39.4% of homes with a pool adding moisture load, and a nine-month season - not the salt-air corrosion that drives the schedule at the coast.

The schedule

Spring and autumn, and why

The generic answer is once a year. The Florida answer is twice, and the Oviedo answer is twice with the outdoor half of the visit doing most of the work.

  • Spring, before the load. Condenser coil rinsed of the pollen and oak litter that came down over winter, refrigerant charge and static pressure checked while the system is still under moderate load, capacitor and contactor tested before July asks them to run eighteen hours a day.
  • Autumn, after it. Condensate drain line cleared of the organic sludge nine months of condensing has grown in it, pan and float switch checked, evaporator coil inspected, and — in the 25.0% of Oviedo built 1970–89 — the strip-heat elements tested before the first cold morning proves they are open.

Between visits: the filter. On a system running most of the year a filter goes from clean to restrictive in weeks, and in this stock a single undersized central return makes that far more consequential than it would be in a newer house.

Local

Why Oviedo is a twice-a-year city

Three Oviedo reasons the outdoor half matters more here.

  • Canopy. The City permits removal of any canopy tree and Live Oak Reserve requires three hardwoods per lot, so a condenser under a live oak is the normal condition and stays that way. Leaf litter and pollen in the coil raise head pressure and shorten compressor life.
  • Pools. 4,831 of Oviedo’s 12,263 residential parcels have one — 39.4% of the stock. A screened deck beside the house adds evaporative moisture to a climate that is already latent-dominated, which is more condensate and more drain-line load.
  • Not salt. Oviedo is inland with no coastline, so the coastal coil-corrosion schedule does not apply. A quote that talks about salt air is quoting the wrong county.

The check to book in a quiet year

One maintenance item that only exists on one side of the river: Duke Energy’s free Home Energy Check. It is the prerequisite for any Home Energy Improvement rebate and must be completed within the 24 months before a changeout is installed. Book it during a routine service year, not the week the compressor dies, and the rebate is live when you need it. That applies west of the C.R. 419 Econlockhatchee bridge only; east of it you are on FPL. Which side is yours.

What a visit should cost, and what a plan should cover, is on the maintenance plan page.
