About

About Oviedo HVAC

Oviedo HVAC repairs and replaces residential air conditioning systems in Oviedo, Chuluota and Black Hammock — ZIP codes 32765, 32766 and 32762. We handle repair, replacement under a City of Oviedo or Seminole County permit, strip-heat-to-heat-pump conversion, maintenance and the ductwork that a lot of the actual problems in this city come down to.

Method

How we work

The address comes before the equipment

Two houses two miles apart, both addressed “Oviedo, FL 32765”, can sit under two different building departments and two different power companies. Which jurisdiction issues your permit and which utility bills your meter change the cost and the timeline of a changeout, so we settle both before quoting equipment.

Load calculation, not nameplate matching

We size replacements from an ACCA Manual J-2016 calculation on your house, which is what the City of Oviedo requires uploaded with the change-out application anyway. In the older stock that sometimes returns less tonnage than what is coming out. That is a conversation worth having rather than avoiding, because in Climate Zone 2A an oversized system is the defect, not the safety margin.

Permits pulled, rebates sequenced

A changeout needs a mechanical permit and HB 803's 2026 sub-$7,500 exemption expressly does not cover mechanical work. A quote that is cheap because there is no permit in it is a problem deferred to whoever sells the house next — and on the Duke side of the city it also kills the rebate, which requires a passed inspection and a Home Energy Check booked beforehand. We pull the permit and sequence the rebate, and make sure you know what is involved in both.

We say what we do not know

Where a number on this site is a researched market range rather than our price, it says so and names its source. Where a fact could not be confirmed from a primary source, we leave it out rather than publish a confident guess — the claim built on it is left out too, not just the figure. That is deliberate and it stays that way.

Straight answers

What we are not claiming

  • No reviews, ratings or awards. There are none on this site and none encoded in its structured data. When there are real ones, they will be real ones.
  • No coastal-corrosion package. Oviedo is inland — about 20 miles northeast of downtown Orlando at roughly 46 feet, no coastline. Salt-air coil coatings solve a problem this city does not have.
  • No HVHZ surcharge. The High-Velocity Hurricane Zone is Broward and Miami-Dade only under 2023 FBC-R, section R202. Seminole County is not in it.
  • No published price list. Every figure on this site is attributed to a third-party source and labelled as a researched market range. Your price comes from your house.
  • No invented rebate figures. Duke's tiers are presented as what Duke publishes, with the Florida-scoping caveat attached, and the FPL half of the city is left as an open question rather than filled in with a guess.
Chapter 489

How Florida licenses air conditioning contractors

Air conditioning contracting is licensed at state level by the Construction Industry Licensing Board within DBPR, under Chapter 489, Part I, Florida Statutes. A state certification covers the City of Oviedo and unincorporated Seminole County alike — there is no separate city licence to hold.

Fla. Stat. 489.105(3) defines the classes by scope, not by brand or company size: a Class A contractor is unlimited in the execution of contracts for central air conditioning, refrigeration, heating and ventilating systems; a Class B contractor is limited to 25 tons of cooling and 500,000 Btu of heating in any one system, which comfortably covers residential changeouts; a Class C contractor is service only, and applies to people who held a valid Class C licence as of 1 October 1988.

Fla. Stat. 489.119(5)(b) requires the certification number to appear in each offer of services, business proposal, bid, contract or advertisement, regardless of medium. That includes a website. Check our license, and any other contractor's, on DBPR's Verify a Licensee search before anyone touches your equipment.

Where the housing numbers come from

Every parcel count, median build year, band share and pool count on this site is from the Seminole County Property Appraiser CAMA extract, Parcels.csv dated 5 September 2026 — residential improved parcels, DOR codes 01xx and 04xx, tax districts V1, V2 and V5. Medians are nearest-rank, so each one is a year that actually exists in the data rather than an average. 223 distinct subdivisions are in the extract and 255 parcels carry no subdivision name at all.

Neighbourhood build windows

The build windows on the service areas page are each subdivision's own HOA or listing-source wording, credited beside them. They are not the same measurement as the appraiser's medians, which is why the two are kept on separate pages.
