Alafaya Woods
Built 1985–1996
The HOA states 2,230 homes and that development ran from 1985 to the last homes in 1996. The largest single block of 30-to-40-year-old housing in the city, off Alafaya Trail south of E. Mitchell Hammock Road. Original equipment is long gone; most of these are on a second or third changeout against 1980s duct runs and returns.

Twin Rivers
Built 1987–1997
Over 1,000 homes off Lockwood Boulevard, roughly 1,500–4,000 sq ft under air, mandatory HOA. The county appraiser splits it into sections: Sec 3A has a 1990 median and 32.2% of its parcels in the 1970–89 band, while Sec 7 is 1992 with none.

Remington Park
Built 1989–1996
About 230 Whitemark Custom Homes at 2,300–3,500 sq ft. Larger late-80s houses of this type were commonly built with one oversized straight-cool system on a single thermostat, which is exactly the case a real Manual J re-opens.

Kingsbridge East & West
Built 1989–2000
A 435-lot subdivision off Mitchell Hammock Road built by Centex, Engle and US Homes. The square-footage spread is enormous — roughly 1,400 to 8,300 sq ft under air — so tonnage varies wildly street to street and some homes are genuinely two-system.

Tuska Ridge
Built 1990–2002
390 Pulte and Ryland homes off Red Bug Lake Road west of SR 426, 2,000–3,800 sq ft. A 12-year build window means next-door neighbours can sit on different code vintages.

Bentley Woods
Built 1991–1995
200-plus homes, 2,000–3,100 sq ft, mandatory HOA with sidewalks and little else. The appraiser records 203 parcels with a 1993 median and 129 pools — a pool-heavy pocket, and pool homes carry extra latent load.

Carillon
Built 1994–2000
Just over 800 homes immediately north of UCF, 1,500–4,400 sq ft. Proximity to campus means a real share of rentals, where deferred maintenance and hard running show up as compressor and drain-line failures rather than slow efficiency loss.

700-plus homes on reclaimed-water irrigation, 1,500–4,900 sq ft, mandatory HOA. The appraiser's three largest Sanctuary phases carry 2002, 2004 and 2005 medians — the first-replacement window for these is open now.

Live Oak Reserve
Built 2001–2014
700-plus homes across 16 villages under one HOA on the east side, 1,800–4,200 sq ft. The only Oviedo HOA with a published, dated ARC guideline document — and it has no air-conditioning category at all. See the permit guide.

Oviedo Forest
Built 2007–2013
238 partially gated Engle, Meritage and Home Dynamics homes, 2,100–3,600 sq ft. The newest of the large subdivisions, and the ones now reaching the 12-to-18-year mark where a first replacement conversation starts.

Both carry an Oviedo mailing address inside ZIP 32765/32766 and neither is inside the city limits. They permit through the Seminole County Building Division in Sanford, not the City of Oviedo. Getting this wrong stalls the job and the rebate that depends on a passed inspection.
