AC leaking water

AC leaking water in Oviedo, Florida

Water around an air handler is almost always condensate that could not leave: a condensate drain line blocked with organic sludge, a coil that froze and then thawed, or a rusted or misaligned drain pan. In Oviedo this is the routine call - oak-canopy debris and pool-deck humidity grow a blockage faster here than almost anywhere in the county.

Diagnosis

What is most likely wrong

Likely causes, ordered by how often they turn out to be the answer
#CauseHow commonWhat it looks like
1Blocked condensate drain lineVery commonWater in the secondary pan, a wet ceiling stain, or the float switch has shut the system down.
2Coil froze, then thawedVery commonA sudden large volume of water after a period of poor cooling.
3Rusted, cracked or misaligned drain panCommonSteady drip from the air handler cabinet itself, not the line.
4Disconnected or badly sloped drain lineCommonAfter a changeout or a handyman filter door repair.
5Failed or bypassed float switchCommonWater reached the ceiling before anything shut off. Someone jumpered it.
6Missing or degraded insulation on the suction lineLess commonSweating copper dripping in the attic or closet.
7Air handler not levelLess commonPan drains the wrong way. Common on a horizontal attic unit.
Before you call

What you can safely check yourself

  • Switch the system off. Water into drywall is the expensive part.
  • Find the drain line outlet outside, usually a PVC stub near the condenser. If nothing is dripping on a humid day while the system runs, the line is blocked.
  • Look for a wet-dry vacuum job: many Oviedo lines can be cleared from the outside stub with a shop vacuum. Do not pour bleach into a line with a float switch you have not located.
  • Check the secondary pan and whether its own drain line is dripping outside — that stub is your early warning.
  • Note whether the water is clear (condensate) or rusty (pan).

Where the licensed line is

Refrigerant, capacitors and the inside of an electrical panel are not homeowner jobs. A run capacitor holds a lethal voltage after the disconnect is pulled. Refrigerant handling requires EPA Section 608 certification. And in Florida the work itself is regulated: an air conditioning contractor licensed under Chapter 489 may replace, disconnect and reconnect the power wiring at the dedicated disconnect, and repair or replace disconnects, breakers and fuses on dedicated HVAC circuits — s. 489.105(3). Verify any Florida contractor’s licence, including ours, at DBPR Verify a Licensee.

In Oviedo

Why this happens in this housing stock

This is the Oviedo call. Three local facts stack: the climate is hot-humid Zone 2A, so the coil condenses for most of nine months; 4,831 parcels — 39.4% of the city — have a screened pool deck beside the house adding evaporative moisture; and the City protects its live-oak canopy, which puts pollen and organic dust into the return air and then into the pan, where it feeds the biological growth that blocks the line. Drain-line clearing at a researched $80–$250 is the routine autumn service item here for a reason.

The pan and the level are age problems. A 1986 Alafaya Woods air handler that has been changed out twice has often been set on the same platform each time, and platforms settle. A horizontal attic unit in Twin Rivers a degree off level drains toward the wrong corner of the pan. Both are checkable on a maintenance visit and both are cheap to fix before they are a ceiling.
